Every association runs on a different setup and there is no single right answer. Some boards hand the day to day to a management company, some run the whole thing themselves, and plenty land somewhere in between. Tell us where yours sits. Then in the comments, name your management company and say how it is going, the good and the not so good. If you want to leave a formal review, the vendor directory is the place for that. Here we just want the honest picture from the boards and managers living it.

Derrick, it’s reasonable to ask the association to investigate, especially if you believe the damage came from a common area it maintains. Whether the association is responsible for repairs or costs depends on your state’s law, the governing documents, what caused the damage, and the applicable insurance policies.
A practical starting point is to document the damage, keep copies of any earlier reports about the problem, and notify the board or management company in writing. You can also contact your homeowners or condo insurer to discuss coverage. If your insurer pays a covered claim, it may be able to seek reimbursement from a responsible party through subrogation, although that isn’t available in every situation.
