HOA & condo due diligence, directly on the listing page.
Common Elements Insight is a Chrome extension that surfaces association financial-health data (SunBiz registration, SB 4-D milestone inspection status, CAM firm of record) on every Zillow, Redfin, Realtor.com, and Trulia listing. Built for anyone doing real condo due diligence: agents, board members, managers and owners.
No card, no trial clock. An account only lifts the daily lookup cap.

Why agents care most about the SB 4-D status
Florida condominiums of three stories or more must complete a Structural Integrity Reserve Study (SIRS) and a Phase 1 milestone inspection. A building flagged "OVERDUE" in your overlay is a building where your buyer's lender may require an escrow holdback, or pull the loan entirely. Knowing this before you write the offer is the difference between a smooth close and a 30-day scramble.

Insight is free.
Install it and open a listing. There is nothing to buy, no trial clock, and no card. A free Common Elements account lifts the daily lookup cap, and that is the only thing an account changes.
What you get, at no cost
- Association name and SunBiz registration status
- CAM firm of record (FL DBPR)
- SB 4-D milestone inspection status
- Officer roster and years registered
- Zillow, Redfin, Realtor.com and Trulia
A paid tier for high-volume desks is in build. It is not for sale yet, so this page does not quote a price for it.
How it behaves
Public records only. Free to use. Nothing scraped.
Open to anyone with a stake in the building
No licence, and no account, is needed to look up an association. Agents use it for due diligence, but so do board members, managers and owners, and gating it to licensees only told those people they had the wrong tool.
Public records only, never Zillow data
The extension reads only the property address from the listing page DOM. It never scrapes, stores, or republishes Zillow, Redfin, or Realtor.com data. Our HOA data comes from FL SunBiz, FL DBPR, and county recorder offices, all public records.
Tool, not a recommendation engine
Insight surfaces facts with source attribution. We don't score associations as "good" or "bad"; you draw the conclusion. Every data point shows where it came from and when it was last refreshed.
Fair Housing safe, by design
We deliberately do not ingest demographic data, school scores, sub-block crime statistics, or any data point that could function as a protected-class proxy. Just association governance.
Stop calling associations to ask if their inspection is current.
Common Elements Insight pulls FL public records once a week, so when you open a listing, you already know. It is free, and you can start without an account.
