Why agents care most about the SB 4-D status

Florida condominiums of three stories or more must complete a Structural Integrity Reserve Study (SIRS) and a Phase 1 milestone inspection. A building flagged "OVERDUE" in your overlay is a building where your buyer's lender may require an escrow holdback, or pull the loan entirely. Knowing this before you write the offer is the difference between a smooth close and a 30-day scramble.

No licence, and no account, is needed to look up an association. Agents use it for due diligence, but so do board members, managers and owners, and gating it to licensees only told those people they had the wrong tool.

Public records only, never Zillow data

The extension reads only the property address from the listing page DOM. It never scrapes, stores, or republishes Zillow, Redfin, or Realtor.com data. Our HOA data comes from FL SunBiz, FL DBPR, and county recorder offices, all public records.

Tool, not a recommendation engine

Insight surfaces facts with source attribution. We don't score associations as "good" or "bad"; you draw the conclusion. Every data point shows where it came from and when it was last refreshed.

Fair Housing safe, by design

We deliberately do not ingest demographic data, school scores, sub-block crime statistics, or any data point that could function as a protected-class proxy. Just association governance.
