For vendors who serve community associations

Vetted RFPs from community associations, nationwide.

Boards and managers across the country post RFPs in one place, with Florida coverage at full depth. Verified vendors respond with structured bids. No cold calling, no trade-show scrambles, no forwarded email chains.

Free to list during pilot. No card required.

Why vendors choose Common Elements

Real buyers. Real requests. One place to find them.

Association work runs on relationships and reputation. We put that market on the record instead of the rumor mill.

Verified board relationships

The people posting RFPs are real, role-verified board members and managers. Licensing, association affiliation, and authority are on the record before a request reaches you.

Structured RFP marketplace

Every bid request comes through the same template: scope, timeline, budget range, line items. You quote against a clean spec, not a five-line email forwarded from a 7 a.m. board meeting.

Multi-association reach

One profile, every association that fits your service area and trade. Win one job at one community and the relationship can compound across the management company's whole portfolio.

How it works

From sign-up to signed contract.

  1. Create your vendor profile

Trade categories, service area, licensing, COI on file. Fifteen minutes from start to a profile that boards can actually evaluate.

  2. Get verified

We confirm your contractor license, insurance, and (where applicable) trade certifications. Verified vendors carry a badge and rank ahead of unverified profiles in directory search.

  3. Match with RFPs

When a board or manager posts a request that fits your trade and service area, you get notified. Public RFPs are open; private RFPs only reach vendors the poster specifically approves.

  4. Win business

Submit a structured proposal. Boards compare apples-to-apples in the Compare view. When you win, the relationship is recorded. Completion adds to your public track record.

What an RFP looks like

A request you can actually quote against.

Why you can trust the platform

Built by people who’ve worked your side of the table.

Built by licensed pros

Founded by a Florida-licensed individual CAM (LCAM) with insurance licenses who works across a large association portfolio. The product reflects what actually works on the ground.

Credential-backed verification

Verification badges are tied to real credentials in every state we cover: Florida LCAM, Nevada CIC, California CCAM, state contractor licenses, attorney bar admission, insurance license. Not pay-to-play. Not gameable.

Labeled sponsorship

Verified vendors rank ahead of unverified ones based on credentials. Optional sponsored placements exist as clearly labeled expo booths, never blended into organic results.

Pricing

Free to list during pilot.

Verified vendor profiles, RFP responses, and directory placement are free during the launch period. When paid tiers arrive, the baseline listing stays free; pro features (featured placement, deeper RFP analytics) are an opt-in upgrade, not a gate. We don’t take payment for ranking.
