What is in the data
One record per community association, built by matching each state's corporate filings to county parcels and federal datasets. The count is associations we can source from public records, not an estimate of every association in the country.

Fields and how complete they are
Coverage is the share of association records that carry each field, nationally. A field that depends on a source only some states publish, like Florida's structural-integrity filings, is thin nationally and deep where the source exists. Each state page shows its own numbers. Computed 2026-09-23; recomputed daily.

- How many HOAs and condo associations are in the Common Elements data?
- 400,000+ association records across 52 states and territories, largest in Florida, North Carolina, California. That is the number of associations we can source from public records, not an estimate of every association in the country. Coverage is deepest where states publish registries.
- Is there a national HOA registry or database?
- No. There is no federal HOA registry. Most associations appear only as nonprofit corporations in their state's corporate registry, and a few states and counties run dedicated association registries. Common Elements resolves those state and county sources into one record per association. Each state's data page lists the registries it draws on.
- What fields does an association record include?
- Type, location, county, registration status and formation date, registered agent, unit and parcel counts, county assessed values, year built, FEMA hazard score, FHA approval, inspection and permit signals, and the board roster where filings list one. Fill rates differ by field and by state, and this page shows them.
- Does the data include board member contact information?
- Public pages show board and officer names where state filings list them. Common Elements does not publish personal email addresses or phone numbers for individual board members on any public page.
- How current is the data?
- Each source refreshes on its own schedule, and every record carries the date it was last observed. The fill rates on this page were computed on 2026-09-23 and are recomputed daily.
- How do I get the data as a file or through an API?
- Browse any record free on this site. For files, Common Elements Data exports CSV or XLSX from the Explorer, from 1,000 rows per query on Builder up to 100,000 on Enterprise. Developers can use the REST API or the MCP server. Paid plans include a commercial-use license; the free plan is for evaluation.
