What the law requires
When a lot in a Virginia property owners' association is sold, the association or its manager must furnish a disclosure packet on request. It includes the recorded declaration, bylaws and rules, the current assessment and any unpaid balance, reserve information, recent approved minutes, insurance, and any pending violations or litigation affecting the lot.

Delivery timelines are tight and the liability for an inaccurate packet is real. Keep a standing packet-assembly process. The fee an association may charge is capped by statute.
