Virginia community association law
Books, records & meetings
Va. Code §§ 55.1-1815 to 55.1-1818 (POAA)
What the law requires
Owners have a statutory right to inspect and copy association books and records on reasonable written notice, subject to limited exceptions. The association must hold an annual meeting, give proper notice, and keep minutes of board and member meetings.
What it means for boards & managers
Adopt a written records-request policy and respond within the statutory window. Over-withholding records is a frequent source of owner disputes.
