What the law requires
A condominium seller must furnish a resale certificate carrying the association's financial and legal status. Separately, the association records a management certificate identifying itself and its agent, and must keep it current so owners and title companies can find the right party.
What it means for boards & managers
The management certificate is the one that gets forgotten after a manager changes. A stale certificate delays every closing in the community and is entirely avoidable.
