What the law requires
An association levies assessments for common expenses and holds a lien against a unit for the amounts owed. NRS 116 then sets out an unusually detailed foreclosure sequence: notice of delinquent assessment, recorded notice of default and election to sell, notice of sale, the conduct of the sale itself, and a right of redemption after it.
What it means for boards & managers
Nevada's foreclosure path is prescriptive and each step has its own notice and timing. There are also separate protections for servicemembers and for federal, tribal and state workers affected by a shutdown, which change the timeline for those units.
