What the law requires
Chapter 82 sets the quorum for a condominium association meeting and governs voting and proxies. Chapter 209 adds requirements for POA elections and voting, including ballot handling and the right of an owner to vote by absentee ballot or proxy where the documents allow it.
What it means for boards & managers
Check the quorum rule in the statute against the one in the bylaws before noticing the annual meeting. Where they conflict, the outcome is not something to work out on the night.
