Nevada community association law
Books, records & board meetings
NRS 116.31083, 116.31175
What the law requires
The executive board must meet at a statutory minimum frequency, with notice, agendas and minutes, and unit owners may make audio recordings of certain meetings. A separate section governs the books and records the association keeps, which of them an owner may review, the exceptions, and the cap on what may be charged for a review.
What it means for boards & managers
The Ombudsman can enforce the records section directly, which makes Nevada records requests different in kind from a state where the only remedy is a lawsuit. Answer them on time.
