Resale disclosure & the seven-day right
O.C.G.A. § 44-3-111 (Condominium Act)
What the law requires
On the resale of a residential condominium unit the seller must furnish the purchaser specified disclosures about the association and the unit. Where the disclosure is not given as required, the purchaser has a right to void the contract within a seven-day window.
What it means for boards & managers
A voidable contract is a seller's problem that becomes the association's phone call. Keeping the disclosure set current is the cheapest way to stay out of it.
