Colorado community association law
Records & meetings
C.R.S. §§ 38-33.3-308, -317 (CCIOA)
What the law requires
CCIOA sets how meetings of the association and the executive board are called and noticed, and when a board may meet in executive session. A separate section defines association records, the owner's right to inspect and copy them, the records that must be withheld, and the ones that may be.
What it means for boards & managers
Colorado distinguishes records that must be withheld from records that may be. Treating the two as one category is how associations end up over-withholding and losing the dispute.
