Colorado community association law
Responsible governance policies & disclosures
C.R.S. §§ 38-33.3-209.4, -209.5 (CCIOA)
What the law requires
CCIOA requires associations to make a defined set of disclosures available to owners, and separately to adopt responsible governance policies covering matters such as collections, conduct of meetings, enforcement, records inspection, reserves and conflicts of interest.
What it means for boards & managers
This is the section that turns Colorado governance into a document set. Adopting the policies once and reviewing them annually is less work than reconstructing them during a dispute.
