Is there any cost to me as a board member?
No. Boards do not pay Common Elements to submit a request. If you hire a management company, its management fees and contract terms are agreed directly with your association.How many firms will contact me?
Availability depends on your county, association type, and the providers currently accepting requests. We do not guarantee a number of introductions. If no suitable provider is available, your request can remain on the list while coverage develops.How fast will I hear back?
Response times depend on provider availability and your request. There is no guaranteed response time. Share your decision timeline in the brief so a firm can tell you whether it can meet your needs.What if I'm not ready to switch yet, just exploring?
Tell us in the brief; there's a 'decision timeline' field. Firms calibrate their outreach based on it. If you're in the 60-90 day or 'exploring' bucket, you'll get conversations focused on what the engagement could look like, not high-pressure closing pushes. Many boards come through us a quarter or two before they actually make the switch.Are these firms licensed?
Yes. Every management firm in our network employs LCAM-licensed Community Association Managers (CAMs), the Florida-required credential under Chapter 468 Part VIII. We verify license status before the firm enters the network, and we re-verify when we route a lead. You're welcome to verify any specific CAM via DBPR's public license lookup as well.What does Common Elements actually do?
We're a Florida-built network for the community association industry. Beyond this matching service, we run the platform at commonelements.com: a forum, vendor directory, RFP marketplace, and statute reference used by boards, managers, vendors, and counsel statewide. This lead-gen service is funded by the management firms in the network, which is why it's free for boards.
